My name is Joseph Toland, and I'm a founding member and the broker of Rocky Point Best Real Estate Services.
I first came to Rocky Point in the 1980s, visiting with family, and the place captured my imagination. Since then I've watched Puerto Peñasco grow from a small, quiet fishing village into the resort town it is today. After studying at the University of Arizona in Tucson and managing sales and customer-service teams in Arizona, I made Rocky Point my full-time home.
I've been selling real estate here since 2002. In 2016 I helped create Rocky Point Best because we believed this market deserved a locally focused approach. Systems built for the U.S. don't always translate to Puerto Peñasco, with its own buying process, bank trusts, HOAs and rental rules.
I'm also active in the local real estate community. Since 2015 I've served on the Board of Directors of AMPI, the local real estate association, in several positions. I spent three years as VP of Education, helping teach and license well over 100 agents. I served as President in 2019, 2020 and 2025, and as Vice President in 2024. That work, plus close ties to local attorneys, means I pay a lot of attention to the legal side of every transaction.
Most of my clients are buying a second home: a condo on Sandy Beach, a house in Las Conchas, a place for the family to enjoy and maybe rent out. I know it's a big decision, and buying in another country raises plenty of questions. I'd rather talk through closing costs, financing limits, HOA fees and rental restrictions up front than have you find out later.
My job isn't to talk you into anything. It's to give you straight answers and local perspective so you can make a good decision. Sometimes that means moving forward, and sometimes it means passing on a property. Either way, I'm happy to answer your questions, whether you're ready to buy or just starting to look.

Joseph Toland, is an amazing realtor! He went beyond what any other average realtor would handle help and assist to get our 1/8 share of a beach front property sold. Our partners in the house were giving us and the first buyers who offered to buy our house so many problems and requests and just plan not being cordial, and many of the problems and mistakes, believe or not were from our Partners in the shared home, who did not do what they were suppose to and the property manager missing two years of Bank Trust payments.
